 We are downsizing so we need to locate a home closer in town that fits our needs. As Seniors we find our time is too busy to take
 care of a mini ranch and our many activities including spending much time with a 6 year old granddaughter.

 Our Grass Valley House is situated in a unique setting and more importantly, it is in a great location being close to Auburn, Grass Valley,
 Nevada City and surrounding towns.

 We are located 30 miles from Sacramento and a one hour's drive to the Sacramento Airport, one hour 10 minutes to Truckee and one and a half hours to Reno.

The setting is half way between Auburn and Grass Valley and at the top of a unique Plateau 4 miles west of Hwy 49. Down a Country Road ("Garden Bar Road") then just
 a half mile to Blue Heron Road. The Garden Bar area is home to many small Horse and Cattle Ranches along with a few Vineyards,

Up Blue Heron Road (which is a private drive for only four parcels) 3ths a mile to our house, which reveals Snow Cap Mt. Views, Valley Views and at night you can see
the glow of lights in the sky over Roseville and beyond.

Here on 10 acres of which most land is left undisturbed from its natural settings. We cleared about 3 acres for Irrigated pasture for sheep and cows and put in a nice
Bass and Catfish Pond. The last Catfish My Granddaughter and I caught was 26 inches weighing 9 pounds. I found a skeleton last week, which was 30 inches long left by some
creature capable of taking a 15 pound fish out of the water.

Here we have an abundance of Turkey, Deer and Quail with occasional sightings of South Western Fox and a rare sighting of Bob Cat.

Our most important feature is that we do now see any neighboring homes without really peaking through trees to find them. Our 10.85 acres is bounded by a 10 ac parcel on the
West, a 20 ac parcel on the east, which has its house situated on Garden Bar and our neighbor in back has 56 acres and they are much lower and below the two irrigation Canals.

The home is by county records 2,965 Square Feet. Three Bed Rooms, Three Baths, 18x28 Living Room, 12x26 Solarium, 14x39 Family Room, which could be reduced to another

The home is constructed with an additional insulation factor of 1 inch foam, that has foil on both sides. A five ton air conditioner is more that adequate, however it is rarely used
as the evening breeze cools down the home when windows are opened. Here blinds are not necessary as there are no close neighbors.
The Amenities are propane central heat, plus a free standing propane stove in the living room heats the home in most winters. Solar hot water is generally provided from March 15th
to October 15th, then it is hit and miss with our mild winters.

The home constructed started in 1986 and in1988 we finally completed the project, with a few minor exceptions.
